Beautiful spaces.
Brighter futures.
Since 2018, Herauf Modular has built homes and buildings designed to be comforting, durable, and within reach. We design and build residential, commercial, and recreational projects across Canada, and we treat every one as a partnership, not a transaction.

Building communities
A smarter way
to build.
Building indoors, on a fixed schedule, changes everything, the timeline, the budget, and the quality of what you end up with.
Half the timeline
Because factory build and site prep happen at the same time, projects finish 30 to 50% faster than conventional construction.
Predictable cost
Fixed-scope manufacturing means fewer change orders, less waste, and budgets you can actually plan around.
Built indoors
Every module is assembled in a climate-controlled facility, no rain delays, no warped materials, consistent quality on every unit.
Built-to-code quality
Every build meets or exceeds CSA A277 and the National Building Code, inspected at every stage of production.
See the difference.
Pick what matters to your project and see how factory-built compares to building on-site.
Build speed
Your modules are built in our facility while your site is prepared, two timelines running at once means move-in up to 50% sooner.
More than
construction.
Mission
To create beautiful spaces that build brighter futures, fostering vibrant, resilient communities across Canada and beyond.

Design & Plan
Custom designs tailored to your site, budget, and timeline. Engineering is locked in before a single module is built, so there are no mid-project surprises.
Factory Build
Modules are constructed in our climate-controlled facilities in Saskatchewan and BC, at the same time your site is being prepared. Two timelines, one schedule.
Site Delivery
Finished modules are transported and set on your foundation. Our crews install in days, not months, with no weather delays and minimal site disruption.
Finish & Verify
Final connections, inspections, and CSA A277 compliance sign-off. The result: a building ready to occupy in 12 to 14 weeks from start to finish.

Modular, explained.
What is modular construction?+
Modular construction builds a home or building as finished sections (modules) inside a factory, then transports and assembles them on your prepared foundation. Because site work and factory work happen in parallel, projects complete far faster than traditional on-site building, without compromising quality.
How much faster is modular than traditional construction?+
Herauf Modular projects are typically completed 30 to 50% faster than conventional builds. A standard project is move-in ready in roughly 12 to 14 weeks, because module fabrication and site preparation run on the same timeline.
Are Herauf Modular buildings built to code?+
Yes. Every Herauf Modular building meets or exceeds CSA A277 and the National Building Code, with inspections at each stage of factory production and at final installation.
Where does Herauf Modular build?+
Herauf Modular manufactures in Saskatchewan and British Columbia, with a finishing and delivery yard in Alberta, serving residential, commercial, and community projects across Canada.
What types of modular buildings does Herauf offer?+
We build residential homes, small homes, luxury homes, multi-family and infill housing, commercial spaces, daycares and education facilities, washroom and shower units, and rapid-response emergency shelters.
How do I get a price for a modular home?+
Request a free quote through our contact form or call 1.855.437.2838. Tell us your project type, location and timeline, and our team responds within one business day.
What kind of foundation does a modular home need?+
Many of our units sit on an engineered steel-skid foundation that needs minimal site prep and no anchoring, so they can be placed, and later relocated, on any level surface. We also build for conventional foundations where a permanent footing is preferred.
What warranty comes with a Herauf modular building?+
Every unit is backed by a comprehensive structural and workmanship warranty. Ask us for the current terms that apply to your build.
Can you deliver to remote or northern communities?+
Yes. We regularly deliver to remote First Nations and Métis communities and northern work sites, including builds carried in over winter ice roads, planning each delivery around the weather, the load and the access window.
Is a modular home lower quality than a site-built home?+
No, it is often built to a higher standard. Units are assembled in a controlled facility with quality checked at every stage, and our envelope, triple-pane low-E windows over a continuously insulated, airtight shell, is independently energy-modelled (Hot2000) for Canadian climate zones 6 through 8.
Do I need my own land and permits?+
You will need a prepared, accessible site, and permits vary by municipality. Our team helps coordinate site requirements and delivery logistics so the build stays on schedule.
