Modular homes across
Canada.
Complete homes built indoors at our Zehner, SK and Enderby, BC plants. Most reach your land in roughly 16 weeks.
A finished house,
built indoors.
A Herauf modular home is a complete house built in sections inside our facilities, then delivered to your land and set on a permanent foundation. It arrives framed, wired, plumbed and finished inside, and it meets or exceeds CSA A277 and the National Building Code for climate zones 6 through 8, the same code a site-built house answers to.
Homes are built at our 60,000 sq ft plant in Zehner, Saskatchewan, twenty minutes from Regina, and our 50,000 sq ft plant in Enderby, BC, with Alberta homes finished and staged at our St. Paul yard. Because your foundation and services are prepared while the house is on the line, most homes are built and delivered in roughly 16 weeks, up to 50% faster than building on site.
We deliver across Alberta, British Columbia, Saskatchewan, Manitoba and the Northwest Territories, from city infill lots and prairie acreages to fly-in communities reached by winter ice road. Homes 18 feet wide or less travel in one piece as ready-to-move homes; wider plans are built as modular sections and joined on your foundation. A normal mortgage
on a normal house.
Every Herauf home meets or exceeds CSA A277, so on land you own it finances like any site-built home: an ordinary residential mortgage, a construction mortgage during the build, or an insured mortgage.
CMHC Prefab Plus, introduced in 2026, insures factory-built homes with a 5% minimum down payment and funds released in up to four stages. Lender participation is not automatic, so ask yours by name.
Common questions.
What is a modular home?
A modular home is a house built in sections inside a factory, then trucked to your land and set on a permanent foundation. A Herauf modular home meets or exceeds CSA A277, the Canadian standard for factory-built homes, and the same National Building Code a site-built house answers to. It arrives framed, wired, plumbed and finished inside, and on a permanent foundation it is a normal house in the eyes of a lender or a buyer.
How long does a Herauf modular home take?
Most homes are manufactured and delivered in roughly 16 weeks from order, up to 50% faster than building the same house on site. The time saving comes from running two jobs at once: your foundation and services are prepared while the house is on the production line.
What building code are Herauf homes built to?
Every home meets or exceeds CSA A277 and the National Building Code for climate zones 6 through 8, with a continuously insulated, airtight envelope and triple-pane low-E windows. Because the home is built in the plant, it is inspected before its walls are closed in, and those factory inspection records are what your permit office and lender will ask for.
Where does Herauf deliver modular homes?
Across Alberta, British Columbia, Saskatchewan, Manitoba and the Northwest Territories, from acreages and infill lots to remote northern sites. Homes are built at our Zehner, Saskatchewan and Enderby, BC facilities, with Alberta work finished and staged at our St. Paul yard. We have delivered finished homes roughly 1,300 km over winter ice roads, so if a road or an ice road reaches your land, a home can too.
What is the difference between a modular home and an RTM home?
A ready-to-move (RTM) home travels in one piece; a modular home can be built as several sections and joined on your foundation. A road will carry a house 18 feet wide or less whole, so our one-piece plans run from a 192 sq ft studio to a 990 sq ft three-bedroom, and anything wider is built as modular sections. Both are built indoors to the same code.
How much does a modular home cost?
Each home model page lists a starting price for the home itself; the foundation, delivery and crane set, site work and utility connections, permits and GST/PST depend on your site and are quoted in writing. As a rule, a Herauf home runs up to 20% less than building the same house on site. A free written quote fixes your price and slots your build into the schedule, and most requests get a reply within one business day.
