What is a modular multi-family building?
A modular multi-family building is a duplex, plex or small apartment building whose suites are built as finished modules inside a factory, then set on the foundation in days. Herauf publishes eight multi-family layouts, from a 50' × 18' duplex to a twelve-plex and a 116' × 85' complex with eight suites, and each meets or exceeds CSA A277 and the National Building Code.

Which part of the building code covers a modular multi-family building?
The same part as a site-built one. Under the National Building Code, Part 9 covers residential buildings of three storeys or less with a building area of no more than 600 square metres, which includes most duplexes to small apartment buildings. Larger or taller buildings are designed under the code's provisions for large buildings.
Can a modular rental building be financed through CMHC?
Since May 2026, CMHC's multi-unit mortgage loan insurance allows modular construction for all its multi-unit products, including MLI Select, which needs at least five units. Terms change, so confirm them with CMHC or your lender.
Can Herauf handle the land and permits as well as the building?
Herauf Development manages land acquisition, permitting, construction and completion for investors who want one partner from site to handover. A buyer who only needs the building can quote it directly with Herauf Modular.
How long does a modular multi-family building take?
Most Herauf buildings are manufactured and delivered in about 16 weeks, because the units are built indoors while the site is excavated and the foundation poured. Setting the modules on site takes days.
