Modular offices in Regina

A modular office for a Regina site is framed, wired and finished inside the Zehner plant while your foundation and services go in, then trucked twenty minutes south and set in days. Three office sizes are published in the commercial catalogue:

• Office, 55' × 18': five offices, a boardroom and a kitchenette, for a branch, a yard office or a program building.
• Site office, 40' × 18': the standard office for a construction project, a lease or a camp.
• Safety office, 30' × 14': the smallest office in the catalogue.
• On-site quarters, 42' × 14': a bedroom, an office and two washrooms with self-contained water and waste.

An office that will stay where it is sets on a permanent foundation; one that follows the work goes on a steel skid. Offices already delivered include a program office for Suncrest College in Yorkton, a site office for Surge Energy at Wainwright and an agro centre office for Federated Co-op at Neepawa. Each meets or exceeds CSA A277 and the National Building Code for climate zones 6 through 8.

Restaurant and coffee-shop buildings

For a coffee stand, a concession at a park or rink, or a small restaurant on a Regina lot, the catalogue has three food-service starting points:

• Coffee shop, 50' × 18', with a kitchen and a pass-through window.
• Concessions, 30' × 20' or 42' × 18', with washrooms and a change room.
• A 42' × 18' building combining washrooms, a canteen and a change room, from the washroom line.

Each is a proven layout, not a fixed product: the kitchen, counter and seating are changed to suit the operator before production starts. A food premises also has to satisfy the people who approve it, so check with the public health inspector and the City of Regina what they need to see before the layout is fixed, and the changes are made on paper rather than on site.

Portable and storage buildings

A portable building, as Herauf builds it, is a finished unit on a steel skid: a welded frame made in Herauf's own shop that lets the building be set on prepared ground, lifted and moved again without a poured foundation. With plumbing, electrical and HVAC self-contained, it is working within days of arriving, which is why site offices and safety offices are usually built this way. A building is relocatable when it is specified that way from the start.

Storage buildings are built to order rather than picked from a catalogue size.
