Buyer's Guide

What a modular home costs, and how long it takes.

Two questions every buyer asks. Here's a plain-language answer: what actually drives the price, the typical timeline, and why building off-site is up to 50% faster and more predictable than building on-site.

Timeline

12 to 14 weeks

Typical build-to-delivery, up to 50% faster than conventional construction, because build and site prep run in parallel.

Cost

Quoted to your build

No fixed list price, it depends on the factors below. We provide a free, no-obligation written quote tailored to your project.

What drives the cost

Five things that move the number.

Size & sections

The number and width of home sections is the biggest driver. A compact single section costs less than a wide, multi-section family home, and you can see the footprint and square footage live in our 3D builder.

Finish level

Essential, mid, or premium finishes change material and labour cost. The structure and envelope stay to code either way; the finish is where you tune the budget.

Site & foundation

Your lot's access, grading, and the foundation type affect site work. Because module build and site prep run in parallel, this rarely extends the overall timeline.

Delivery distance

How far your site is from our staging yard (St. Paul AB, Zehner SK, or Enderby BC) factors into freight. We routinely reach rural and remote sites others can't.

Add-ons

Decks, garages, upgraded mechanicals, and similar extras are quoted on top of the base home so you see exactly what each choice adds.

The timeline, step by step

From quote to move-in.

1

Design & quote

Plan your home, in our 3D builder or with our team, and receive a free, written quote. Once approved, your build is scheduled.

2

Built in the facility

Your home is manufactured indoors to CSA A277 and the 2015 National Building Code, while your site work proceeds at the same time.

3

Delivery

Finished modules are transported to your site, including rural and remote locations reachable only seasonally.

4

Set & finish

Modules are set on the prepared foundation and connected. Because they arrive complete, installation is fast, often just days.

Cost & timeline, answered.

How much does a modular home cost?+

There's no single sticker price, cost depends on the size (number and width of sections), the finish level you choose, your site and foundation, delivery distance, and any add-ons. Because every project differs, Herauf provides a free, no-obligation written quote tailored to your build rather than a fixed list price.

How long does it take to build a modular home?+

Most Herauf modular homes are manufactured and delivered in roughly 12 to 14 weeks, up to 50% faster than conventional construction, because the home is built in our controlled facility while your site work (foundation and services) happens at the same time.

Why is modular often more predictable on cost and schedule?+

Building indoors removes weather delays, on-site labour shortages, and material exposure, the most common causes of overruns. A controlled facility means consistent quality and a timeline you can plan around.

What can I do to keep the cost down?+

Choosing standard section widths, simpler footprints, and an efficient finish level all help. Our team can walk you through the trade-offs and prepare options when you request a quote, and you can experiment with sizes and looks for free in our 3D builder.

Does the price include delivery and installation?+

Delivery distance and site installation are part of every project and are reflected in your written quote. Because homes arrive built complete, on-site installation is fast, often days once the foundation is ready.
