Prepare your project. Compare the whole scope.
For a useful commercial modular quote, start with the building's use, capacity, location, services and opening date. Then compare the building, delivery, installation and site work on the same basis.
You do not need every answer before getting in touch. Tell us what you know and what still needs to be worked out.
Your project brief.
- Building use and capacity
- Describe what the building will do, how many people it needs to serve, the rooms you need and any accessibility requirements. Include a floor plan if you have one.
Browse commercial floor plans → - Project location and access
- Give the community and province, with the site address or map location if known. Describe the final approach, available space and any seasonal road or delivery restrictions.
Planning northern and remote delivery → - Foundation and future moves
- Say whether the building is intended to stay in place or move to another site. Identify any existing foundation or prepared pad; the foundation and servicing arrangement needs to match the building.
Explore relocatable workforce buildings → - Water, wastewater and power
- List which services reach the site and which still need to be arranged. If municipal water or sewer is unavailable, flag that at the start so the team can discuss a self-contained configuration.
See serviced and self-contained washrooms → - Opening date and site readiness
- Give the date the building needs to be operating, plus any funding deadline or seasonal access window. Note what is already ready and what site work still needs to happen.
A campus planned around an academic intake → - Budget and decision stage
- Share your target budget if known, the organization responsible for the project, the number of buildings and whether you are exploring options or ready to request a quote. An early enquiry can identify the information still needed.

What belongs in the comparison?
Ask for each item to be marked included, excluded or to be confirmed, with the responsible party named. The final written quote and agreed scope determine what applies to your project.
- Building and fit-out
- Layout, dimensions, fixtures, finishes and accessibility requirements.
- Foundation and site work
- Foundation or skids, pad preparation, excavation and the work around the building.
- Services and connections
- Power, water and wastewater arrangements, including who completes each connection.
- Transport and installation
- Delivery destination, route, lifting or crane arrangements and site access.
- Engineering and approvals
- Required plans and approvals, and who is responsible for arranging them.
- Completion and handover
- Opening-date assumptions, inspection, exclusions and the handover responsibilities.

Project planning questions.
What information do I need for a commercial modular building quote?
Start with the building use, capacity or room requirements, project location, services available, foundation or relocation needs and target opening date. Include a plan and budget if you have them. If some details are unknown, explain that in your enquiry so the team can identify the next questions.
How do I compare commercial modular building quotes?
Compare the same building specification and project scope. Check building and fit-out, foundation and site preparation, services, delivery and installation, engineering and approvals, and handover. Ask each supplier to identify what is included, excluded or still to be confirmed in writing.
Is a building-only quote the total project budget?
A building-only quote does not establish the complete site budget. Foundation, services, transport, installation and other project work need to be accounted for. Check the written scope and responsibility for each item before comparing totals.
Can I enquire before my site is ready?
Yes. Explain the intended use, location and opening date, then identify which site details are still unknown. Herauf's commercial process plans site preparation alongside building production, so the early conversation should clarify what needs to be ready and when.
Start with what you know.
