What the building is for
The use decides what goes inside. A 40' × 18' site office, washrooms with a canteen and change room, a three-exam-room medical centre and a classroom each carry different fixtures, finishes and requirements, so the type of building is the first thing a quote is built on.
Size and configuration
The largest driver. Published sizes run from 30' × 14' up to an 80' × 36' wellness centre, and a single-washroom unit and a five-office building with a boardroom are different orders of magnitude. Most projects start from a proven layout and are changed to suit.
Finish and fit-out
Commercial-grade fixtures, barrier-free requirements and the specification level all move the number: touchless fixtures and epoxy floors in a public washroom, for example. Electric heat is standard and solar is optional.
Foundation or skids
A permanent foundation, or steel skids with self-contained plumbing, electrical and HVAC so the building can be lifted and moved when the project does. A skid-mounted unit needs no poured foundation and can be set on a prepared gravel pad.
Site services
Whether the building ties into municipal water and sewer, or runs self-contained water and waste, which is common on remote and industrial sites. Twin Valley Co-op's Cardlock washroom, for one, runs a self-contained wastewater system with insulated piping and heat trace.
Delivery distance and access
How far the site is from our plants at Zehner, SK and Enderby, BC or our yard at St. Paul, AB, and whether the final approach takes an oversize load. Remote work is routine: winter ice roads, and for sealift projects road, rail, barge and air planned as one delivery chain.
Code, engineering and approvals
Every building meets or exceeds CSA A277 and the National Building Code for climate zones 6 through 8, with the envelope independently energy-modelled to NBC 9.36, and you receive the foundation plan to build to. For development partners, Herauf Development handles permitting and zoning in-house.
Schedule
When the building has to be open. Site work runs in parallel with production, which shortens the schedule you are paying for, and fixed windows are built around: NAIT's field campus was delivered for a September intake, and northern builds are timed to the ice-road or sealift season.

A building that stays put can be set on a permanent foundation. The choice is one of the lines that moves the quote.
Does a remote or northern site change the cost?
Distance and access are cost factors: how far the site is from Herauf's facilities, and whether the final approach takes an oversize load. Herauf has delivered to Yellowknife and roughly 700 km over winter ice roads to St. Theresa Point, and for sealift projects schedules production backward from the barge booking.
