Common questions.

What is a modular commercial building?

A modular commercial building is a commercial structure built as finished sections in an indoor facility, inspected at every stage of production, then delivered to your site and set on its foundation ready to operate. It is built to the same code as a site-built commercial building, and in Herauf's case meets or exceeds CSA A277 and the National Building Code for climate zones 6 through 8.

What kinds of commercial buildings can be modular?

Offices and site offices, washroom and change facilities, medical centres, pharmacies, coffee shops and concessions, wellness centres, community service offices, campus and program buildings, and food, equipment and industrial storage. Published sizes run from 30' × 14' up to an 80' × 36' wellness centre.

How long does a commercial modular building take?

Most Herauf builds are manufactured and delivered in roughly 16 weeks, up to 50% faster than conventional construction, because your site work happens in parallel with production rather than after it. Once the finished unit arrives, installation is measured in days.

Does modular cost less than conventional commercial construction?

A comparable Herauf build typically comes in about 20% below conventional construction. Building indoors removes weather delays, cuts material waste and avoids repeated trade mobilisations, and running site work in parallel shortens the schedule you are paying for.

Can a commercial modular building be relocated later?

Yes, when it is specified that way. Steel-skid portable foundations with self-contained plumbing, electrical and HVAC let a unit be lifted and moved, which is why site offices and safety offices are usually built on skids.
