Modular Cabins and Cottages for Rural Lots

A modular cabin or cottage, as Herauf builds it, is a small or mid-size home built indoors, trucked finished to a lake or rural lot and set on a prepared foundation. It can be as small as a 192 sq ft studio or as large as a three-bedroom Mt. series home, and it is built to the same four-season standard as a full-size house.

Which homes work as a cabin?

Three groups, depending on how much cabin you want:

• Small homes, 192 to 432 sq ft. The Meadow and The Aspen are studios; The Cedar and The Willow have one bedroom and one bathroom. The right size for a bunkie beside an existing cottage or a first cabin on bare land.
• One-piece plans, 576 to 990 sq ft. Homes 14, 16 or 18 feet wide travel whole, from the one-bedroom Onyx to the three-bedroom, two-bathroom Ridge.
• The Mt. series. Herauf's luxury line, with premium finishes and custom design options: Mt. Robson and Mt. Golden (990 sq ft, two bedrooms, two bathrooms), Mt. Kootenay (900 sq ft, one bedroom plus an office) and Mt. Whistler (1,344 sq ft, three bedrooms).

Can a modular cabin be used year-round?

Yes. Every Herauf home is engineered for climate zones 6 through 8, with a continuously insulated, airtight envelope and triple-pane low-E windows, and electric heat comes standard. A cabin is not a lighter building than a house; it is a smaller one. That also makes it real property once it is on a permanent foundation, financed and insured like a house.

One financing caution. CMHC Prefab Plus, the mortgage insurance written for factory-built homes, requires a property suitable and available for full-time, year-round occupancy with year-round vehicle access. A seasonal cabin down a summer-only road will not meet that, so raise it with your lender before you buy the lot. The rest of the financing picture is in financing a modular home.

What does a lake or rural lot need?

Access comes first. The last stretch of road to many cabin lots is the hardest part of the trip: narrow bridges, tight turns, soft ground and overhead lines all matter for a wide, heavy load, and there has to be room beside the foundation for the crane or picker truck. Winter can help, because frozen ground carries heavy loads that spring thaw cannot.

Then the foundation and services. Screw piles install quickly in most prairie soils and avoid a large excavation, which suits a treed or sloping lot. Call the power utility early, since line extensions have lead times; decide on a well or cistern for water; and expect a septic system to be designed and permitted before installation. What about resorts and campgrounds?

Operators need more than cabins. When should you order?

Most homes take about 16 weeks from order to delivery, and a fall or winter order typically builds over winter and lands for spring, in time for a summer at the lake.
